HMP – A look back at the first quarter of 2015

While 2015 seems to be flashing by in the blink of an eye, our team at HMP is hard at work successfully matching suitable buyers and sellers. So much so that we need to remind ourselves every now and again to take stock of where we are and what the situation in the property market is.

So we are taking this time to look at the figures from the first quarter of this year and compare them to previous years in order to help gauge the state of the local property market. All figures are taken from Lightstone, and as it takes time to collate information from the deeds office, all info might not be 100% accurate. Be that as it may, it is still a good indication of current market conditions.

Let’s take a look at some of the property trends that affected the market in the first quarter of this year.
 

  • The most change we’ve seen is in the R2m – R3m market where we saw 17 sales in the first quarter of 2015. This is up from eight for same period last year and seven in 2013.

  • Sales in the sub R1m bracket, have dropped by 20% compared to 2014.

  • Overall, 2015 saw the same amount of total transfers as last year at 98, compared to 67 in 2013 and 72 in 2012.

  • There was a marked increase in the R5m-R7m price range with three sales recorded compared to one in 2014 and two in 2013 and 2012 respectively.
     

Let’s break that down by suburbs.
 

  • Plettenberg Bay achieved the highest amount of sales for that period at 17 (of which 14 sales were in the sub R1m bracket), followed by Whale rock at 16, Sea Side Longships at 14 and Keurboomstrand at 10.

  • There were five suburbs where no sales occurred:

  • Baron's View

  • Cutty Sark

  • Signal Hill

  • The Crags

*The suburbs used in the survey include Bowtie, Brackenridge, Goose Valley, Keurboomstrand, Lower Central, Lower Robberg, Plettenberg Bay, Poortjies River Club, Robberg Ridge, Sea Side Longships, Upper Central, Upper Robberg and Whale Rock
