WHAT IMPACT WILL THE RELOCATION OF GREENWOOD INDEPENDENT SCHOOL HAVE ON PLETT PROPERTY PRICES?

What impact, if any, will the relocation of Greenwood Independent School to the Plettenberg Bay Rugby fields have on property prices?

In cities and large towns, where road infrastructure has not keep pace with development and traffic congestion is the order of the day, residential nodes in close proximity to private schools, and in the catchment area of top academic former model C schools, are highly sought after with a result that residential property prices in these areas not only maintain their value but more often than not change hands at premium prices.  The demand for property in these nodes outstrips supply.

In the short term, the relocation of Greenwood Independent Primary School to the Plett rugby field is unlikely to have any impact on property prices.  Plettenberg Bay does not suffer from traffic congestion, apart from two weeks over December, and currently there is approximately five years stock of residential property on the market.  No matter where you live within the town of Plettenberg Bay the drive to Seaside Longships is a maximum of ten minutes’ drive.

Long term however, Greenwood could well have a positive impact on property sales and prices  in Plettenberg Bay once the High School has opened and parents are able to make an informed decision with regard to the style and  level of education on offer.  Greenwood has its roots and beginnings as a Montessori school and its teachers are specially trained in both the National Curriculum and Montessori principles.  If Greenwood High School satisfies parent’s academic criteria and expectations, Plettenberg Bay could well see a relocation of families to the town as a direct result of the school.  White River is one town in point where this phenomenon has been experienced with many families relocating to the area as a direct result of sending their children to Uplands and Penryn Colleges.

Apart from attracting ‘out of town’ families, Greenwood High School will be able to offer an alternative to existing Plett families whose children are currently commuting to Oakhill School in Knysna.
